Urban Center - Zone 1

Urban Center 1 (UC-1). The purpose of this category is to promote the revitalization or continued existence and viability of the traditional activity centers. Uses include residential, retail, professional offices, financial institutions, lodging, restaurants, and other retail uses.

Urban Center - Zone 2

The purpose of this category is to promote the mix of uses common in an Urban Center but at a smaller scale and adjacent to existing residential areas. Urban Center 2 (UC-2) has a lower permitted height and stricter massing regulations compared to Urban Center 1 (UC-1).

Urban Neighborhoods - Zone 1

Urban Neighborhood 1 (UN-1). The purpose of this category is to provide for occasional neighborhood scale mixed-use (small offices, coffee shops, etc.) with a focus on a variety of single-family, missing middle and multi-family residential. The customary residential accessory uses are also permitted (accessory dwelling units, detached garages, etc.).

Urban Neighborhoods - Zone 2

This category is intended to provide opportunities for wide range of residential (townhomes, duplexes, small multi-family buildings and detached single family) in a walkable proximity to daily needs. Live/work units are permitted, however, pure office uses require conditional use approval.

Suburban Neighborhoods - Zone 1

The purpose of this category is to provide a location limited to single-family residential development as well as customary residential accessory uses incidental to the primary residential uses on the site. Lot width minimum is 75' wide and this area is primarily "built-out" with limited opportunity for growth or change, outside of accessory dwelling units, rebuilt homes or expansions of existing homes.

Suburban Neighborhoods - Zone 2

Similar to SN-1, the purpose of this category is to provide a location limited to single-family residential development as well as customary residential accessory uses incidental to the primary residential uses on the site. Lot width minimum is 90' wide and this area is primarily "built-out" or constrained by wetlands. This area has limited opportunity for growth or change, outside of lot splits, accessory dwelling units, rebuilt homes or expansions of existing homes.

Civic Space

The purpose of this land use category is for government uses, parks, community facilities, and private fraternal and social organizations. This category includes rights-of-way, utility facilities, communications facilities, including towers, public and private educational facilities, and active and passive recreation uses. Maximum impervious surface shall not exceed 45 percent.

Special Districts

The purpose of this land use category is for existing planned developments, industrial, institutional or utility related uses. These uses may include shopping centers, airports, schools, utility infrastructure, assembling and processing, warehousing, and shipping uses. Essential services and utilities are allowable.

Conservation

The purpose of this land use category is for lands owned by local, federal, state, or regional entities where management objectives are directed towards the protection and conservation of sensitive land, water, and other natural resources. These areas may also support resource-based recreational development, public water supply wellfields and ancillary facilities essential to their primary purposes.
